Try and look at your home from an outsiders perspective, or invite a friend or family member to come in with fresh eyes to help you spot problem areas and places for improvements. If your home is not a “fixer upper” then you need to present it as well manicured as possible. Many buyers are looking for a hassle-free move in and will notice what needs improving almost immediately – a poorly patched hole in the wall, a stain on a carpet, etc. The last thing you want is for them to try and cut corners on the pricing due to a few small things you could have done on your own. Invest in cleaning and addressing anything that needs fixing. Don’t forget landscaping around the home. And, when you have scheduled visits, ensure the home smells good and has nice lighting.

Pricing

An overpriced home is usually the number one reason why it won’t sell. Be sure to hire an agent that has a deep understanding of the neighborhood, the current buying and selling patterns and the knowledge of how the market is trending. They should be able to evaluate your home and set the price to sell.

We all like to pay a fair price for something valuable, by overpricing your home you may miss out on solid buyers within the most crucial first two weeks that it is listed.

Promotion

What good is a quality home at the right price, if it isn’t being seen by prospective buyers? A good agent should have a marketing powerhouse to get the right exposure for your home. In today’s tech savvy marketplace, listing a home on Zillow just isn’t enough. Direct Marketing, Email-Marketing and Social Media are just some of the crucial channels your agent should be activating in order to drive interest for your property. Being complacent and expecting your home to sell without this is wishful thinking.
